Project Description

The development of the former Franklin House, Pembroke Road, site, creating 35,000ft² of modern Office space, ranging in height from three to five storeys, over a lower ground floor. An area for plant and solar panels is located at roof level and there are terraces at 3rd floor (111sq.m.) and 4th floor (172sq.m.) level. Permission is also sought for all associated site development, landscaping and boundary treatment works including the provision of 29no. bicycle parking spaces at lower ground floor level accessed from Shelbourne Lane & Pembroke Road. Pedestrian access to the development will be from Pembroke road at upper ground floor level and service access will be from Shelbourne Lane. The total gross floor area of the proposed development is c.2860sq.m.


The specification will include carpet-covered raised access floors with floor boxes wired for power, suspended ceilings, recessed LED light fittings, air-conditioning throughout, high speed lifts. The lobbies, toilets and common areas will be fully finished. There will also be shower facilities located at lower ground level adjacent to the bicycle parking facility.


Franklin House will be conveniently located on Pembroke Road in Ballsbridge approximately 3 kilometres south of the city centre. The area is a well-established office location with a number of high-profile occupiers choosing to locate there. Notable occupiers in the area include Eirgrid, IBM and the US Embassy which is located directly opposite the Franklin House site.
