Project Description

Clancy Quay is a high quality residential development, which will consist of 409 dwellings on its completion.

The project is made up of two phases, one of which has been completed and one is ongoing. To date we have successfully handed over 7,400m2 of apartments,  in the following blocks: Laverty House, Foley House, Summer House, and Cambridge Hall. This area also includes Courtyard Houses Stables, Armoury and Saddlery.

Recently completed, Phase 2 consists of 163 dwellings, arranged in both existing former army barracks buildings and in new buildings, together with associated communal landscaped open space, car parking and bicycle parking on lands within the overall site of the Clancy Quay development at Island Bridge, South Circular Road, Dublin 8.

The development involved the conservation, refurbishment and change-of-use to residential of nine existing protected structures. Formerly barracks buildings, these are located centrally within the overall site. Additional there will be the construction of a new apartment building along the western boundary at South Circular Road, the construction of a new apartment building in the centre of the site and the construction of new terraced housing along the eastern and south eastern boundary.

A new public amenity open space, Cambridge Square, is due to be created at the centre of the development. Communal private open space in the form of landscaped gardens will be created between existing buildings on the east side of the site. Permeable and visual links across the site, on an east-west axis from South Circular Road and north-south axis towards Phase 1 and the River Liffey, are also created similar to the original planning permission, forming connections to adjacent amenities.
Garland continue to provide full Assigned Certifier Services to the client. This includes carrying out inspections, co-ordinating the inspection activities of others during construction, and certifying the building or works on completion.
