1 Windmill Lane Reaches Practical Completion!

The commercial building at 1 Windmill Lane has now reached practical completion.  GARLAND are proud to have acted as Project Supervisor Design Process (PSDP) on this project.

The project involved the development of the Windmill Lane site in Dublin’s south docks, known as the SOBO District. The site, which once housed a recording studio used by U2, the Rolling Stones and Van Morrison, includes 11,150m² of commercial office space, 15 residential units, and 650m² of retail space.

1 Windmill Lane PSDP

The aim of the project was to create an exciting new urban quarter for the south docks and act as a catalyst for the wider regeneration of the area. The building itself contains extra height entrance doors and double height lobby. The expansive reception area also includes restored stonework and contemporary finishes giving the block a distinctive look. With the attention to details and high level finish, 1 Windmill Lane is the gold standard for Dublin office accommodation.

The mixed use development is on a 0.4223 hectare site at 1-4 Windmill Lane, 1-3 Hanover Street East and No's 19-20 Creighton Street, Dublin 2. The work included the re-location of ESB sub-station to Windmill Lane and all associated and ancillary works. There are also 15 apartments included in the development.

Hibernia Reit recently announced that Core Media, a marketing communications group, have let 24,000ft.² of Windmill Lane, occupying the 3rd floor. This comes at a cost of €57.60ft.². They have signed a 21 year lease with an initial rent payment of €1.4m a year; however, they will receive 6 months free rent. The 4th and 5th floors have also been let by Informatica, comprising of 36,000ft.² of office space.
